This 250-acre property includes occupied gnatcatcher habitat in the Escondido Creek watershed and in the Pre-approved Mitigation Area for the Multiple Species Conservation Program. The site is located adjacent to US Fish and Wildlife Service Designated Critical Habitat for the coastal California gnatcatcher. Gnatcatchers have been observed on the property and to the north, west and east of the property. The majority of the property is native southern mixed chaparral and Diegan coastal sage scrub (CSS) habitat. The site includes approximately 43 acres of CSS embedded within Southern mixed chaparral. This is the remaining acreage of the original 502-acre University Heights property. In 2012, LCB helped the property owner sell half of the property to the County of San Diego for $4,000,000, to be preserved as parkland.
